-
3D Floor Plans (Bird's Eye View)
Bird's eye view floor plans offer a top-down perspective of your space, giving a comprehensive overview of the layout. This visually engaging format allows you to showcase furniture, fixtures, and finishes in a way that's easy to understand. Perfect for presentations, these plans help clients visualize the overall flow and design of the space at a glance.

What I need from you:
Floor plans or room dimensions
If area is existing, a photo with your preferred view and angle will be good along with the room dimensions
Design style preferences
Reference images or links for materials, furniture, decor, and lighting
Once I receive all the neccessary details, I’ll create a Scope of Work (SOW) document outlining your requirements and objectives.
Note: I focus solely on hand-drawn renderings and will not propose materials, furniture, decor, or lighting unless agreed upon, as it requires additional time for research.
-
Once the Scope of Work (SOW) document, timeline, and price are agreed upon, I’ll proceed with the initial drawing.
I’ll start by drawing the pencil outline of your space, which will be submitted for your approval before I begin colouring.
Note:The agreed timeline will only start once the outline sketch is approved and colouring time has started.
-
At this stage, I’ll first apply the base colors to the major areas like the walls, floor, and ceiling, setting the foundation for the rest of the drawing. This typically makes up about 50% of the work and will take the majority of the timeline.
After which, I will proceed with colouring the smaller areas such as the furniture, decor, lighting etc. By this point the drawing will be around 80% done.
The last step of creating the drawing will be to add in more depth, contrast, details and final touches.
-
Once the final sketch is ready, I’ll send you a low-resolution image (thumbnail) with watermarks along with the invoice for the remaining 50% balance.
Once the final payment has been received, the high-resolution final sketch without watermarks will be sent promptly.
The final file will be sent in your preferred format—high-quality JPEG, PNG, or PDF files—ready for use in your presentations or client meetings. -
If changes are needed, you have 7 days to request for revisions after the final sketch has been sent.
I offer 2 rounds of revisions at no extra cost, provided the changes are within the original Scope of Work (SOW).
Major changes beyond the scope may incur additional fees or may be treated as a new drawing — this includes changing the perspective view. -
